We use the services of real estate land record title abstractors (researchers, searchers) nationally. There are over 3,000 county land record offices in America, and many are still not available over the Internet. These require a local person to visit the record room to conduct research. We do not offer full or part-time permanent employment to title abstractors, because we don't have sufficient volume, or a consistent need, in any location to justify that arrangement. Most abstracting is coordinated by the Oklahoma City office of Cherokee Equities LLC ("CEL"), the Cherokee Group company that does most of the asset acquisition for our firms.
All landlords occasionally have tenants who are late paying the rent. When a simple "reminder" call from the Property Manager fails to resolve the delinquency, Cherokee Realty utilizes the loan collection team at Cherokee Financial, who contact debtors who are in arrears making payments on mortgages owned by Cherokee Financial.
The primary role of "collectors",
who work out of our Oklahoma City
office, is to contact mortgage borrowers. Their secondary role is to
meet the modest collection needs of Cherokee Realty.
